Synonymous with wealth, glamour, power and opulence, the name "Waldorf" has figured into tales of Manhattan for generations. In movies it has meant everything from broken hearts to fortunes made. Its story goes back to 1893 when the wealthy William Waldorf Astor opened his Waldorf Hotel on Fifth Avenue, attracting a monied clientele. William's cousin, John Jacob Astor IV, opened a similar hotel right next door in 1897, drawing his well-to-do friends and associates. The two Astors linked their buildings with a corridor and the complex became known as the "Waldorf Astoria."

In 1929 these successful luxury hotel owners sold their high-priced Manhattan real estate to make way for the Empire State Building. Profits from the deal went into building the present Waldorf Astoria New York. When it opened on October 1, 1931, to President Herbert Hoover's words of congratulations broadcast on the radio, the 2,200-room New York luxury hotel was the earth's largest, filling in the block from 49th to 50th Street and stretching 42 floors above the pavement.

Since opening as the world's first skyscraper hotel in 1931, the Waldorf Astoria New York has played host to movie stars, royalty, business tycoons, and every U.S. president since Herbert Hoover, a permanent resident of the New York luxury hotel's exclusive Waldorf Towers. In the words of one guidebook author, "There's a certain electric thrill about being here, even among the well-heeled guests."

Commonly called the "Waldorf," this New York luxury hotel wove its way into the social history of the 30s, 40s and 50s. Its staff claims it was the first hotel to introduce room service, to abolish the separate ladies entrance and to encourage frequent guests to make their suites permanent homes; the top 12 floors, called the Waldorf Towers, are made up entirely of residential suites. Some of the Towers' residents have been President Herbert Hoover and five-star generals Dwight Eisenhower, Douglas MacArthur and Omar Bradley.

The initial restoration of this New York luxury hotel's Art Deco treasures in the 1980s revealed a long-lost cache of exquisite artwork that had been covered up for decades, victims of the "modernization" craze that swept the country in the 1950s and 60s. Underneath a carpet in the Park Avenue lobby, for example, was the magnificent, 148,000-piece "Wheel of Life" mosaic by French artist Louis Rigal, whose 13 allegorical oil murals on the adjacent walls were hidden under heavy draperies. A dropped ceiling covered ornate mouldings and gold leaf decorations. Art Deco medallions, grillwork, and other adornments are found throughout the hotel's public areas.

With a pair of 42-story towers rising from an 18-story base, the Waldorf Astoria New York commands a prominent perch on majestic Park Avenue. The entrance to the Waldorf Towers is just around the comer on East 50th Street, and there's another main portal on Lexington Avenue. Just short walks away are midtown landmarks like Grand Central Terminal, Rockefeller Center, and St. Patrick's Cathedral, plus the smart shops of Fifth and Madison avenues.

The Waldorf's lobby offers comfortable seating ensembles, accented with marble, dark wood, potted palms, and dim lamps, conveying overtones of formal living rooms from a bygone era. The dress code here stipulates "T-shirts, tank tops, faded jeans, cut-offs, and casual hats are not permitted" in the lobbies and lounges.

Dominating the Waldorf Astoria New York's main lobby front desk area is an ornately carved bronze clock from the 1893 Chicago's World Fair, which has become a symbol of this luxury hotel and a well-known meeting place. Set on an octagonal marble-and-mahogany base and topped with a shiny bronze Statue of Liberty, the two-ton, nine-foot-tall clock was made by Goldsmith of London. Carved faces on the sides include Queen Victoria, Benjamin Franklin, and Presidents George Washington, Andrew Jackson, and Ulysses S. Grant.

Why All Theme Parks in Orlando Have Ride Height Requirements

One of the most frustrating things to experience at a theme park is getting to a ride your kid has been talking about forever, only to find that he or she is not tall enough to ride it. The temper tantrums I have seen those poor kids throw, oh boy!

So it's a good idea to check first and make sure your child is tall enough to ride the ride before getting to it.
First let me explain just why they have height limits. Each ride is made with what they figure is an "average" size of the person who will be riding it.

Rides for little kids of course are made for child size. Bigger rides are made for a happy medium between kids heights and full, tall adults. The restraints that hold you in are made to fit MOST sizes, but there is a limit as to how much difference they can hold.

Mild rides that don't turn upside down or throw you around too much have a smaller height limit because there is less chance your going to get thrown out even if the restraints are loose on you. More extreme rides that do loops and throw you around must hold you in your seat very tightly.

So you must be taller so the shoulder harness can securely lock you in place. If your too short you could be thrown right off the ride, or fall out when it's upside down. Theme parks don't like flying kids, so they have height requirements!

It's for your own safety, and cost the parks less then having bruised kids suing them! Since every ride is different there actually are several different ride height requirements in every theme park.

All the big three theme parks in Orlando; Walt Disney World, Universal Studios and Sea World, have ride height requirements. All of them have rides made for little kids as well as more extreme rides made for teens and adults. If your child is not tall enough they will NOT let them on, no matter how sweet your smile is! Wearing platform shoes will not sway them either.

Almost any ride, even little kiddie rides, require you to be at least 34 inches tall. Some rides let an adult hold a child in their lap if it's a very mild ride. Walt Disney has a few child rides with 35 and 36 inch height requirements. The next most common height requirement is 38 inches tall. These can be lots of different types of rides, including simulators and kid roller coasters.

The next most common ride height requirements are 40, 42 and 44 inches tall. These take in a wide range of rides, most a bit more wild that go fast, have sharp turns or spins. Roller coasters that don't go upside down fall in this range, at least some do. The next jump up is 48 inches. You can go on most rides once your at least 48 inches, including some extreme roller coasters that do loops and other wild rides.

Finally there are just a few of the most extreme rides that have a 51, 52 and 54 inch height requirement. Almost all of these are extreme roller coasters or rides that throw you straight up. So, if your kids are between 34 and 54 inches tall there will be some rides they will not be able to go on. Each rides height requirement is clearly posted in front of each ride.

You can go to each theme parks website and find out the ride height requirements for every single ride in each park. Walt Disney World, Universal Studios and Sea World all have rides that range from the 34 inch tall to 54 inch tall requirements. So check them out before you go so you don't have a very upset child on your hands!

If an ordinary hotel on dry land seems a little dull then Jules Undersea Lodge in Key Largo, Florida U.S.A is the place for you.

Jules is the original undersea hotel. But don't be fooled into thinking this is just a gimmick. If you want to get into this hotel then you're going to have to scuba dive 21 feet beneath the surface of the sea.

If you can manage that, you will enter through an opening in the bottom of the hotel. However, the difficulty in getting in is more than worth it.

The cottage-sized hotel consists of a kitchen with microwave and refrigerator, a dining room, with entertainment facilities, a "moon pool" (a small swimming pool), shower, bathroom facilities and two bedrooms with windows from which you can watch fish swim by.

And for a wedding with a difference, the lodge offers couple the chance to tie the knot underwater, without the bride getting her dress wet!

A notary public, who dives down for the nuptial service, conducts the ceremony. A toast and the cutting of the cake follow the ceremony. Dinner consists of a caviar appetizer, a choice of lobster or steak, a hearts of palm salad and dessert. The hotel "mer-chef" scuba dives to the hotel to prepare the meal and serve the newlyweds. The chef also prepares breakfast the following morning.

Orlando Vacation Tips to Make Your Stay More Enjoyable

When you go to Orlando we assume you will try at least one of the many theme parks. As noted they only have seven of the top ten in the country. Here are some time tested and very real tips to make your stay more enjoyable and save your sanity.

1. Realize that you will be spending a lot of time waiting in unshaded lines so be prepared with lots of water, sunscreen, sunshades (hats), and sunglasses. The sun can be brutal. If you get burned to a crisp your first day, the rest of your trip might be ruined. Dehydration and sunstroke are very real possibilities that can be avoided.

2. Also realize that walking a lot is in the cards, so dress comfortably including comfortable walking shoes-not ones you are wearing for the first time. It is hard for most people to visualize the enormity of the parks.

3. Try doing a little planning. Most people eat lunch between 1130 and 100 and dinner from 430-630 or so. Plan on beating the crowds for lunch and dinner by going earlier or later than most folks and if available take advantage of the Priority Seating Option. It will save you from waiting in that line for long.

4. Most people head to Tomorrowland when they get to the park. For that very reason try heading left when you walk in to Adventureland. Realize too that you will not be able to see everything your first day and maybe not even your second day. So set some priorities and some monetary limits.

5. Security is very good at most theme parks but realize that not everyone there wants you to spend your money some want to take it from you. Don't carry wads of cash. ATM's are all over the place.

6. You can try and remember where you parked but it is best to write it down on something that won't get lost.

7. A lot of rides have height restrictions for safety reasons. Knowing what they are and the restricted rides may save you some frustration.

Six Free Things to Do in Orlando, Florida

Perhaps best known for Walt Disney World and Universal Studios, Orlando has much more to offer than just theme parks, and many of its attractions are free for visitors to enjoy. Here are just six things you can do on vacation which won't cost you a penny.

1. Take a stroll along Disney's Boardwalk

The 45-acre waterfront district that fronts Disney's Boardwalk Resort is a recreation of a 1930's-style Atlantic coastal village. Visitors can enjoy a stroll while taking in the entertainment provided by the many street performers, musicians and magicians.

You can access the Boardwalk by walking along the International Gateway from Epcot, or via the hotel itself.

2. Admire the old-fashioned appeal of Celebration

Located just off the 192, the town of Celebration is packed full of historic-themed architecture fused with modern technology. This picture-perfect town was conceived by Disney and is the perfect place to go if you want to kick back and relax. Old Town, a unique shopping and entertainment area, sits on the 192 just south of Walt Disney World. Take a leisurely stroll along the main street browsing the stores, or for a more eventful visit check out the drag racing, go karting track or reverse bungee jumping. Every Saturday night Old Town comes to life as 300 cars, polished and gleaming, drive up and down the main street. The parade is followed up with live entertainment featuring '50s and '60s rock 'n' roll music.

Admission to Old Town is free, including the car shows and concerts, but tickets are required for the amusement rides.

5. Picnic among the orchids

A World of Orchids is a 22,500 square-foot conservatory featuring orchids as well as other exotic flowers. The natural exhibits feature flowers and plants from Southeast Asia, Indonesia, Australia, Central and South America.

Take a stroll along the boardwalk, marvel at the Senator, one of America's oldest bald cypress trees or just enjoy a picnic at one of the many picnic tables.

A World of Orchids is located in Kissimmee and is open Monday through Saturday.

6. End the day with a bang

You don't need a ticket to enjoy Walt Disney World's fantastic firework spectacular Wishes. Resort guests can enjoy the show from the Transportation and Ticket Center, or catch the free ferry or monorail over to the Magic Kingdom park entrance for an up-close view.

A Guide To Orlando

Warning: This is the non-mouse version of visiting Orlando, so if you had your heart set on learning all about Disneyworld you may be a little bit disappointed. I recently spent a week in Orlando with my husband and in-laws. We had rented a car and made a plan which worked out quite well, so I will share what we did with you:

Make a plan before you leave home

There is plenty of information out there on things to do in Orlando and the surrounding area depending on your interests. Some suggestions include State/National/Local parks for hiking/picnicking/fishing/canoing, theme parks, zoo/animal parks, and recreations such as mini golfing and go-karting. The entry into some of the theme parks can be quite expensive, so it's a good idea to figure out where you want to go ahead of time and what shows/rides etc. you are interested in to get the most out of your day.

You can get a travel guide from your local library, bookstore or online. We got maps from our local CAA/AAA auto club so we even knew which exit number to take off of the highway. Also, we bought discounted Sea World tickets from the CAA before we left, saving $10 a person at the gate ( they have other theme park tickets discounted as well ).

When looking around online watch out for timeshare scams offering you discounted theme park tickets in exchange for going to their real estate pitch. A good site for info is the Official Orlando Visitor Centre site www.orlandoinfo.com

Visit the Official Visitor Centre when you get there

Visit the only Official Visitor Centre when you get there (see the address on the site above), it's located on International Drive, which is the main tourist strip. Be aware of other places calling themselves "tourist centres", they are only trying to sell you tickets. The people at the official centre are unbiased, friendly, and helpful. There are also many coupon books and magazine that you should pick up here. This visit will help you finalize what things you might want to do. (We found coupons for less than half price mini-golf if you go before 4pm). There were also varying discount coupons for the same restaurants and shows in different books.

Sea World

We both had an interest in this theme park, and it was worth it since they give you the second day free included with your admission. All you have to do is get your ticket validated before leaving the park on the first day, the desk is to the left of the ticket gates once you're in. Some of the full production shows are a must-see. We especially enjoyed the Shamu show, the dolphin and bird show, and the sea lion show. There is also a gigantic roller coaster called the Kraken, and a log-ride style of roller coaster called Journey to Atlantis. There is also a children's area with a place to eat (they let you bring your own food into this park) and small rides.

Another highlight is the Hospitality Center where the parent company Anheuser Busch lets every adult have a couple of generous samples of their beers! You can also see their Clydesdales and Dalmatians here. The Shark Attack exhibit is also a must see. All in all, fully worth the price for 2 full days (parking is an additional $10 a day but a very short walk from the lot).

Universal Orlando's Islands of Adventure

There are 2 parts to Universal Orlando: The traditional part where they show you how movies are made with some theme rides, and the newer Islands of Adventure, which is an all-out theme park. Adults or children can spend a whole day here and be fully satisfied. Since they are in the business of entertainment I'd have to say that they really stepped it up with the attractions.

If you read my article about Overcoming Fear the other day, the two must do roller coasters are the Duelling Dragons and the Incredible Hulk. The Hulk is actually one of the top 10 coasters in the U.S.--my husband saw it on a TV show. Another must do is the Spider-Man 3D simulation ride--but it didn't feel like a simulation to me! Other rides we really enjoyed were the Jurassic Park River Adventure and the Dr. Seuss Trolly Train Ride. The line ups weren't bad on the day we went, but if you go at a busy time you may have to prioritize which rides are most important. Universal offers a limited number of Express Plus pass which allows holders to skip the bulk of the lines and fit in more rides--they can be bought throughout the park.

Lake Kissimmee State Park

We spent the day hiking at this lovely park, it was about a 45 minute drive from where we were staying near Disney. It is well organized and the staff are very proud to work there. There are about 14 miles of hiking trails that we knew of, and a few picnic areas. There is a loop to a neat observation tower but keep in mind that this is Florida, so you really only get a good view of some marshy land and a grassy field...but a nice view nonetheless! I also noticed that a lot of people were there fishing.

Central Florida Zoo

We spent a little over half a day at this zoo. It is a relatively small zoo with around 400 animals and a botanical garden. It is not as well developed as the other attractions in Orlando, but I'm just guessing that compared to Sea World, Bush Gardens, and the Disney Animal Park they probably just wouldn't have been able to compete anyway. I think that this would be a great zoo if you have young children. You may be hard pressed to spend a whole day there, so you could plan something else for that afternoon as well. They don't advertise it, but they will give you a CAA/AAA discount at the gate if you ask.

International Drive

This is one of the main tourist strips aside from Disney and downtown Orlando. There is a lot to do here and you have the option of driving or using the well organized and inexpensive tram system to go up and down the road. We always like to eat at places we don't have in Canada, so the Sonic Drive-Through was a novelty for us. We didn't have time to do these things but on this street were Wonderworks, the Ripley's Believe It or Not attraction, tons of mini-golf and many, many, places to eat and entertain your family. There are also a lot of hotels and shopping malls nearby.

Other things to do in the Orlando area that we didn't go to include: Disney and its many theme parks, Busch Gardens at Tampa (which is a safari-based animal park with some pretty good roller coasters), the Orlando Science Centre (which is mostly for kids but has an IMAX theatre and special exhibits sometimes), many state parks, and Wet N' Wild (a popular water park).

Cheap Travel Orlando - Great Local Area Restaurants

When looking for cheap travel Orlando tips and advice on local restaurants, the best advice is always going to come from someone who actually lives in the area. I've been a resident in the Central Florida area for most of my life and I love trying new restaurants.

The restaurants and eateries I will mention are not your usual tourist-trap-type places. For those, just stick with International Drive and the theme park areas. The places I will mention here are for those of you who would like to venture away from the theme parks and explore the actual city of Orlando and its outlying areas. So a rental car is needed. Don't try to get to these restaurants using a taxi or other public transportation as this will seriously deplete your vacation budget and ensure this will not be a very good cheap travel Orlando deal!

For Italian, I normally do not like to eat at chain restaurants. The best Italian restaurants are the family owned type. One that I highly recommend is located in Casselberry, which is considered by locals to be part of Orlando. Palma Maria is family owned and operated since 1981 and located in Summit Plaza at 1015 East Semoran Blvd. This is homemade Italian superbly cooked. A word of warning here though. This is NOT the place to go if you are in a hurry. The pace here can only best be described as "leisurely." What does that mean? Plan on waiting a while for a table to be set up for you and also for your dinner. No one hurries in this place. I usually go with friends and we use the time to talk so it's no problem. Honestly the homemade bread alone is worth the trip though. They bring you an entire loaf of steaming hot, crusty, yeasty bread along with real butter to slather on. The pasta is absolutely delicious. I can't really say a bad word about this place but just remember not to go if you are in a hurry, and this is an excellent cheap travel Orlando tip for a wonderful place to eat.

In the mood for barbecue? I can heartily recommend Backyard Boys Bar B Que. You will find other articles and publications recommending all manner of BBQ restaurants but I've tried most of them and hands down I would want to eat at Backyard Boys. This is a fairly new restaurant to my area but I've already been there about 4 times in the past month alone. The baby back ribs are scrumptious, the BBQ chicken is moist, the service is wonderful, and there are a slew of great sides to choose from. For a cheap travel Orlando deal, this one is right up there. Don't miss it! It is located near the Seminole Town Center Mall in Sanford, another outlying area but not too far off the beaten track.

Now some may not consider this a secret or anything like that, but I simply love Big Boy Restaurant. It used to be called Frisch's many years ago, then they left Florida, and now they are back under simply the name Big Boy. This is not a fancy place but as cheap travel Orlando deals go, it is great for the family. My favorite thing to eat there is the Slim Jim which is like the Buddy Boy that Frisch's used to have. The Big Boy is great too, and the onion rings are hand cut and breaded. They are awesome! But truly the best thing there is the Hot Fudge Cake. This is my all-time favorite dessert. It is so bad for you but oh so delicious. You can find these restaurants scattered around here and there. One is located in Sanford.

The area in and around Orlando is absolutely covered with hotels, resorts and vacation rentals of every shape, size and price range. While the options for places to stay in Orlando are limitless, it's also easy to get swept up in planning a vacation and not do enough research. This can cost you hundreds of dollars per day and even thousands over the course of your vacation if you don't know where to look for the truly great deals. One way to trim your trip budget is to forego a standard hotel or resort for one of the very affordable vacation condos in Orlando and its surrounding areas.

One hotel room at a resort or country club located around Orlando and Kissimmee, Florida will average about $150-$200 per night. This is for a double occupancy standard hotel room. Many companies specialize in condo rentals around the area of Walt Disney World and Universal Studios because they know that not everyone wants to cram a family into a tiny hotel room. Through these companies you can find a wide range of prices and sizes. For example, a standard vacation villa near Walt Disney World rents for about $600 per week. This particular unit has room to sleep five people for a daily rate of about $87.

A 4-Bedroom Condo with Private Pool for $140 Per Night

If your traveling party is rather large, there are condo rentals for you too. Large parties stand to benefit the most from condo rentals because they are splitting the nightly or weekly rates among more people. A four bedroom condo with use of a private pool exclusive to the condo occupants can rent for as little as $140 per night. Compare this to a standard hotel, which is about the same price for one hotel room. Walt Disney World, Orlando - Planning Your Trip

Planning a trip to Walt Disney World (WDW) can seem overwhelming at first. When I started planning the trip for my family I naively thought the planning process consisted of booking a hotel, flight and buying attraction tickets. I quickly realized this was not a simple trip to plan. Thankfully, there are many resources available to help travelers in need. This article will provide you with the basics to get started.

Decide Your Budget

When planning any family trip, a good place to start is your budget. The nice thing about WDW is that it can fit into almost any budget. You can be thrifty with your trip or luxurious and both trips will be an experience you will never forget. If it is your first trip to WDW and your budget allows for it, I would recommend staying in a WDW resort. While staying outside the WDW resort complex can save some money, this article will focus on staying within the WDW resort complex.

Walt Disney World offers three different levels for their resorts to meet everyone's budget; Value, Moderate and Deluxe. Similar to their names, the cheapest accommodation is the Value resort and the most expensive is the Deluxe. As you move up in price what the resorts have to offer also increases. For example, Deluxe resorts generally have more eating options, including fine dining restaurants, bigger rooms, more pools and better amenities. But, from what I have seen, service at WDW is never compromised whether you stay at a Deluxe or a Value resort.

In addition to the different levels for their resorts, WDW has defined four seasons for their theme parks; Value, Regular, Peak and Holiday. Value season is the cheapest for park tickets and resort prices, but is generally during times when the weather is cooler or when taking a vacation for the family is difficult (i.e., beginning of school). Holiday season is during holidays like Christmas, New Years, winter break, etc. I would not recommend going during these times as the parks will be overcrowded and not as enjoyable.

When to Go

Your budget and vacation schedule may determine when to go, but if you have some flexibility I would recommend going in April. We visited WDW then and it was not overcrowded while the weather was beautiful. Another alternative would be in late August or November when prices dip again.

How Long to Go For

While you will not see everything in WDW in one trip, I would still recommend going for at least one week. I believe ten days would be ideal; but one week is sufficient to give you a good flavour for what's there and to experience the four major theme parks.

What to Do

In terms of what to do on your trip, I could get into all the details of what the parks have to offer, but there is no better resource than the WDW site itself. At this point, I recommend you go onto their site and start reading through all the information given there on the theme parks and things to do. Another great resource WDW offers is a planning DVD that can be ordered for free from their site. While very basic, it provides a wonderful introduction to the four theme parks, Disney downtown, the boardwalk and other fun things at WDW. It's a great way to get the family excited about the trip and to give the kids a preview of what's to come.

Now it is time to sit down with your family and discuss what everyone might want to see or do. Some things were very clear to me when I sat down with my kids. We had to see everything Star Wars, Toy Story, Cars movie, Monsters Inc., and Power Rangers related. I wanted to see Cinderella's castle and go on the safari in Animal Kingdom and my husband, in addition to Star Wars attractions, wanted to eat some good food (not a big surprise).

By the end of this planning phase you should have determined the following:


Your trip budget,
When you plan to go and how long your vacation will be, and
Have an idea of what you want to experience at Walt Disney World.

Hotels Near Disney World

Well there are hotels that are walking distance to Disney Theme parks and then there are hotels that are 15 to 30min car drive away. So you have no idea where you want to stay? Well let's put it in simple language the closer you stay the more expensive it is. Obviously the cost and time of driving have to be calculated, but it normally is a lot cheaper to stay a bit further from Disneyworld. So where would be the right place to stay and how far exactly is it? Well I have narrowed down a list for you and giving you the benefits of staying there.

Econo Lodge Maingate Central Hotel;

This site is about 5.7miles from Disney Theme Parks. This is a real sweet deal it has Air-conditioned rooms, Breakfast continental is included with your stay. They have an outdoor pool situated close to Florida Mall and loads of restaurants. There is free coffee and juice in the lobby; you can even bring your pets with. The only thing you will have to organise is your own transport to the different theme parks.

Best Western Lake Buena Vista Resort Hotel;

This hotel is about 4.9 miles from all the Theme Parks. They offer all guest of the hotel, free transport to all four Disney theme parks and downtown Disney. They have outdoor heated swimming pools and children's pool. State of the art fitness room, children's playground, free internet available and electronic games room. Check in time is 16h00 and checkout is 11h00 so be aware of that when you book. They have privately furnished balconies. They have a Disney gift shop where you can buy multi day tickets.

Now the differences between these two hotels are not much. But my money would be the Disney gift shop in the hotel and free transport to Disney theme parks. That alone could be a huge saving to you as a family. Then again it also depends on what your budget is, I mean you do not want to overspend and be left with a huge bill for the next 6 months. That is why I recommend these two hotels since they offer great value for money. If that is what you want then you have found your match.

Condo Hotel Buyer Tips - Condo Hotels May Be the Best Vacation Home Deal For Small Investors

Be sure to consider all options before buying a vacation home.

This article makes it easier to understand the positives and negatives of condo hotel ownership as a possible, really-makes-sense substitute for owning either an outright vacation home or a limited use timeshare.

Vacationers generally require a clean, comfortable place to sleep and a central meeting place for friends and family. The real action and fun, however, generally takes place outside the home during vacation activities. So larger living spaces do not always equate to greater vacation ownership benefits.

Condo hotels (often referred to as a "condotel") are usually smaller sized suites located in popular resort area such as seaside, mountain side, and desert playground communities such as Las Vegas. Some condotels are also situated in downtown and University settings. Although a condotel appears to visitors to be a typical hotel, individuals have the opportunity to purchase single suites, or even a room, within the hotel. There are both new, purpose-built Condotels and conversions.

For example, in Orlando a new Condotel could be purchased at The Blue Rose or The Palms Hotel and Villas. Both are near major theme parks and both offer comfort and convenience. The differences are price, size, hotel star rating, feel of luxury, amenities, and ongoing operating expenses. The price today will range from about $339,000 to millions in The Blue Rose, to about $139,000 to $189,000 at The Palms Hotel and Villas. The Blue Rose is under development, will be larger and more luxurious, have a five-star rating, and have much higher operating costs related to ownership. The Palms Hotel and Villas condotel is a conversion from a Hilton brand hotel, smaller in size, three-star rated, comfortable but not luxurious, and has lower operating expenses related to ownership.

In a fixed-weeks or points based timeshare, buyers purchase very limited use of a resort. Buyers of a condotel or outright vacation home own their residence outright. In both cases an owner can usually stay in it, rent it, or sell it. In some cases, however, the owners unit use may also be somewhat limited.

In condotels, in-house hotel management companies rent out the individually owned units on behalf of their owners. For this service they receive a portion of the rental income for that specific unit. Condotel owners and their renters have use of the resort's amenities while staying there. Whether an owner can use the amenities while a renting guest is staying in their unit depends on particular condotel association rules and the condo filing documents in that state.

Owning a condotel differs from buying and managing a traditional condo or vacation home in several other respects.

Whereas typical condos are built by housing developers, condo hotels are often developed by hotel and resort companies such as The Ritz Carlton Hotel Company, Starwood Hotels & Resorts or Four Seasons Hotels. Condotel prices are usually substantially higher per square foot than a traditional resort condo.

The extra cost of purchase, howevr, yields some benefits. The owner has access to the in-house management company services. Management will market and rent your unit by the night or for long or short periods of time. The management company charges owners a portion of rental income (typically 40% to 60%), and handles the maintenance, room get-ready after a guest departure, grounds keeping and accounting. Management also oversees hotel amenities such as pools, sport courts, golf courses, exercise rooms, and so forth.

When buying a traditional vacation condo or single family home, an owner must hire an outside management company to market and lease the property. There may be far less flexibility in placing the vacation property in and out of a rental program. Finally, the management company may not be able to effectively market the property nationally. Hotel management companies almost always have access to Global Distribution Systems (GDS) with many important internet in-bound reservations programs from Pegasus, Sabre, and the newer Secure-Res.

Many condo hotel buyers have had past success with condotels in Florida. Florida destinations often offer high-demand tourist activities and many past buyers bought at a time when real-estate prices were appreciating. Today, appreciation appears likely in the long-term but not as rapid as the early 2000s.

A prospective condotel buyer should ask: "Does the resort area in which the hotel is located really attract tourists and result in hotel guests?". In checking with the Orange County Visitors and Convention Bureau, the answer to this question in the Orlando area market is a big "yes". Annual occupancy at all Orlando hotels averages over 60% and many resort properties near major attractions have even higher occupancy.

Ask the management company about the condotel's REVpar, an acronym for REVenue Per Available Room. This dollar figure is the most widely used hospitality industry benchmark for judging a hotel's gross revenue potential.

The bottom line is always about "the numbers". Whether your budget enables the purchase of a five-star luxury condotel or a more modest three star property, check all the numbers and cross-verify information whenever possible

Condo hotels today account for less than 10% of all vacation homes in the U.S., according to the National Association of Realtors. But you may find that this form of vacation ownership between a single family vacation home and a resort timeshare is the overall best deal.

Hotels Near Walt Disney World - Saving Money Without Losing the Magic

"We're going to Disney World!" is the excited squeal of millions of children (and truth be told, thousands of adults too) when a family begins planning a trip to the Orlando area. And then as the planning starts, the reality sets in for many families: this is going to be one expensive vacation! Or is it? There are many ways to save a considerable amount of money on a vacation to Walt Disney World. One of the best strategies is to consider staying off Disney property in one of the hundreds of hotels near Walt Disney World.
 
The advantages of staying off-site are numerous. First you will generally save money, or at least get larger/better accommodations for the same price. If you have a larger family, where a standard size hotel room is not big enough, this may be important for you. You may also find it easier to find rooms in your (lower) price range if you are planning on traveling during peak travel times, or at the last minute.
 
Considering other non-Disney attractions on your trip? Many off-site hotels will offer discounts to non-Disney parks, activities, and restaurants, plus you will find it easier to have access to more (cheaper) restaurants and shopping.
 
Other aspects to consider when staying off-site include transportation (many hotels offer regular shuttle service to the Disney parks), and meals (free breakfast anyone?) You are also likely to find some lovely and fairly elaborate themed pool areas, as well as large suites with mini-kitchenettes, spas and workout rooms, multiple recreation opportunities and family-oriented activities.
 
Probably the only thing that a Disney property provides, that you will not have if you stay off-site, is that 24/7 immersion in the Disney "magic". But for many folks, that may be the biggest advantage! After all, how often can you stand to hear "It's a Small World" in one day? It may be that for your family, having a break from all that pixie dust may be a very good thing indeed.
 
And realize too that there are several "non-Disney" hotels that are located on Disney property: there a few in the Downtown Disney area, as well as the Walt Disney World Swan and Dolphin located near Epcot and Hollywood Studios. These hotels, while not owned by Walt Disney World, still offer a number of Disney perks, but without the Disney property cost. It's a nice compromise if you are trying to save money but would still like the Disney ambience.
 
Any disadvantages? Probably the major thing to research carefully would be the transportation aspect. Traveling to and from the parks may be a challenge, depending on the available shuttle service: some hotels share shuttles, or charge for their use. If you want to take afternoon breaks from the parks, you may want to consider renting a car, but if you do, realize that there will be a parking fee, and if visiting on peak holidays, the parking lots may be closed to non-Disney guests. My major advice here is to ask questions, and read the fine print. You will find a number of excellent options where transportation will not be an issue.
 
With careful planning, there are many hotels near Walt Disney World that offer great advantages, few if any real disadvantages, and at a lower cost. And that sounds pretty "magical" to me!
